Aegis Living on Madison in Seattle Sells for $58.4 Million in Buyer's Second Senior-Living Deal of the Week

A transaction disclosed on November 2 shows that an affiliate of Chicago-based Harrison Street Asset Management paid $58.4 million for Aegis Living on Madison, an assisted living and memory care building in the Capitol Hill neighborhood of Seattle, King County, Washington. The buying entity is HSRE-Aegis Madison Owner LLC. It is the buyer's second senior-living acquisition in the Seattle area in the same week.

In another deal disclosed the same day, a Harrison Street affiliate paid about $72 million for Aegis Gardens, a 110-unit senior community in Newcastle. Together the two deals exceed $130 million, underscoring institutional investor appetite for senior housing in the Pacific Northwest.

Chinese families in the Seattle area have long paid close attention to language, food and cultural fit in elder care, so ownership changes and service continuity at senior communities draw community interest. No service changes have been announced; details remain subject to property records and further disclosure.
