全美近四分之一改造商近一年做过附属住宅单元项目：62%造价不低于15万美元
全美住宅建筑商协会（National Association of Home Builders, NAHB）11月2日发布其改造市场指数（Remodeling Market Index, RMI）的最新调查结果：附属住宅单元（Accessory Dwelling Unit, ADU）在美国住宅改造项目中显著普及，受访改造商中近四分之一在过去12个月里开工过 ADU 项目。
数据显示，24%的改造商在新建加建部分中建造 ADU，23%的改造商通过改造现有空间做 ADU。该问题上一次在2019年第一季度的调查中提出，本次两项比例均有上升。在判定一个项目是否属于 ADU 时，改造商最常用的依据是新建独立结构，占71%，较2019年上升28个百分点，为升幅最大的一项；其次是独立入口占67%、独立厨房占58%。
造价方面，62%的 ADU 项目造价达到或超过15万美元，是2019年占比的两倍多。
分地区看，东北部的 ADU 普及度最高，两类项目均至少有三分之一的改造商在做；西部次之，两类均至少27%；中西部最低，均不足20%。NAHB 指出，东北部与西部的多个州 ADU 法规相对宽松，与这一普及格局相符。

Nearly One in Four U.S. Remodelers Built an ADU in the Past Year; 62% of Projects Cost $150,000 or More, NAHB Finds
Accessory dwelling units (ADUs) have become significantly more common in U.S. remodeling work, according to survey results released November 2 by the National Association of Home Builders (NAHB) from its Remodeling Market Index (RMI). Nearly one in four remodelers surveyed reported starting an ADU project in the previous 12 months.
Some 24% of remodelers built ADUs as part of a newly constructed addition, and 23% created ADUs by remodeling an existing space, both up from when the questions were last asked in the first quarter of 2019. When deciding whether a project counts as an ADU, the most common criterion was a newly built detached structure, cited by 71% of remodelers, up 28 percentage points from 2019 and the largest increase; a separate entrance followed at 67% and a separate kitchen at 58%.
On cost, 62% of ADU projects cost $150,000 or more, more than double the share in 2019.
Regionally, ADU adoption was highest in the Northeast, where at least one-third of remodelers reported doing each type of ADU project; the West ranked next, at no less than 27% for each type; and the Midwest was lowest, at under 20% for both. NAHB noted that a number of states in the Northeast and West have relatively permissive ADU regulations, consistent with the pattern.
