Walker & Dunlop announced on October 29 that it has arranged $117.3 million to refinance three Class A multifamily communities across the Austin and Dallas-Fort Worth metropolitan areas in Texas. The financing, provided by Benefit Street Partners, is a floating-rate, interest-only loan, and Walker & Dunlop Capital Markets Institutional Advisory served as exclusive advisor to an institutional client. Managing Director Jordan Casella said multifamily fundamentals in Austin and Dallas-Fort Worth are improving, with strong rental demand and slowing new supply helping restore balance; the portfolio consists of recently developed properties in growth suburban markets, and the financing provides flexibility alongside a long-term investment strategy. One property in the portfolio, Austin Avenue in Georgetown, has 312 units and approximately 298,788 rentable square feet, was completed in 2022, and offers studio, one-, two- and three-bedroom floor plans with a resort-style pool, outdoor kitchen, 24-hour fitness center, dog park and community garden. The portfolio totals approximately 922,623 rentable square feet, with modern residences, high-quality finishes and extensive amenities.
