Redfin报告：全美挂牌价同比跌0.3% 为3月以来首次下跌 22%在售房源已降价创纪录

Redfin: U.S. Asking Prices Fall 0.3% Year Over Year, First Drop Since March, as a Record 22% of Listings Take Price Cuts
SEATTLE — Real estate brokerage Redfin released its latest weekly housing-market update on October 15. In the four weeks ending October 11, the median U.S. asking price for homes listed for sale fell 0.3% from a year earlier, the first year-over-year decline since March. The seasonally adjusted median asking price was about $396,881.
Other key figures in the report: the median price of homes that actually sold rose 0.5% year over year to $391,116, the slowest annual growth since March; 22% of active listings had taken a price cut, the highest share in Redfin's records and up from 20.9% a year earlier; and the typical homebuyer's monthly payment was $2,777, the highest level on record apart from the previous week.
On demand, pending home sales ticked up 1.5% from a week earlier but remained near their lowest levels in records dating back to 2021, and pending sales were down year over year in all 50 of the most populous U.S. metro areas. On rates, the weekly average mortgage rate had hit a three-year high of 7.4% on October 8, while daily average rates eased slightly in the following days. On supply, new listings rose 0.4% week over week and the total number of homes for sale rose 0.8%. Redfin's national metrics cover more than 900 U.S. metro areas and are based on homes listed and sold during the period.
