Miami Beach Releases 'Lincoln Road North Overlay' Draft on Oct. 30: Pedestrian Improvements Could Earn up to 5,000 Square Feet of Bonus Floor Area; Planning Board Hearing Dec. 8
The City of Miami Beach released a draft zoning overlay on October 30 that would let commercial properties in the small blocks between Lincoln Road and 17th Street trade pedestrian improvements for additional floor area. Under the draft, commercial parcels in the CD-3 district on the north side of Lincoln Road between Meridian Avenue and Meridian Court could earn up to 5,000 square feet of bonus area by funding improvements to city sidewalks or city land, provided they deliver a 'substantial public benefit' in the form of the pedestrian work.
The draft, named the Lincoln Road North Overlay, is on the city Planning Board's December 8 agenda, with the board meeting at 9 a.m. at City Hall. The project behind the draft involves the property at 723 Lincoln Road, and a related attorney's letter was submitted on September 17.
