Follow-up: San Francisco Chinese Homeowner's $4.4 Million Sea Cliff House Squatted In and Flipped 8 Times on Forged Deeds, City Attorney Sues to Void Transfers
SAN FRANCISCO — A house valued at about $4.4 million in San Francisco's upscale Sea Cliff
neighborhood, left long unattended, has become the target of a property fraud case in which strangers broke in, forged notarized signatures and transferred the title eight times in about 14 months. San Francisco City Attorney David Chiu has filed a civil lawsuit asking a court to void the fraudulent deeds and bar those involved from disposing of the property.
The house at 250 32nd Avenue overlooks the Golden Gate Bridge. Property records show it was bought in 2013 for $2.4 million by Chinese homeowners Wei Wang and Xiangdong Guo, and held solely by Wei Wang from 2015. Neighbors said Wei Wang had only returned occasionally and was last seen in 2019; after the last property-tax payment in December 2019, more than $342,000 in taxes accumulated unpaid. In May 2025, neighbors found the front-door lock broken and called police; strangers and vehicles then came and went frequently, and water, electricity and internet service were reconnected.
In July 2025, San Francisco's property-records office received a quitclaim deed purporting to transfer the title from Wei Wang to Brandon Aadee, but the notary signature on the document later proved to be forged. Aadee and another person involved, Diana Peng, transferred the title back and forth between themselves eight times in about 14 months, at times inventing divorce property divisions to claim transfer-tax exemptions, although official records show the two were never legally married. Of seven notaries named in the documents contacted by local media, four said their seals had been misused or the documents altered; court records show both Aadee and Peng have prior identity-theft and other criminal records. Aadee reportedly asked a real-estate agent to sell the house quickly for $2.9 million in cash, without a public listing or viewings; at least one investor walked away over the unusual terms and legal risk.
The property's agent reached Wei Wang, who is in mainland China, in August 2025; she said she had never authorized any transfer and that the documents were all forged, but that visa problems had so far kept her from traveling to the United States. The district attorney's office said the criminal fraud investigation faced procedural obstacles because the principal victim could not testify in person, and police had not brought criminal charges; the recorder's office conducts only a formal review and cannot judge whether signatures are genuine. Chiu said the city would seek a court declaration that all the false deeds are void and that the lawful title record be restored.
Separately, because property taxes have gone unpaid for five years, a tax-sale process has been triggered with a starting bid of $500,000; the Board of Supervisors passed a resolution in October 2026 authorizing the tax office to proceed, although the sale would stop by law if the owner pays the back taxes first. The case is awaiting further court proceedings.
