Broe Group Enters Southern California With All-Cash Acquisition of San Diego's 525 Olive Apartment Tower
The 525 Olive luxury apartment tower in the Bankers Hill neighborhood of San Diego, in San Diego County, California, has a new owner. Broe Real Estate Group (BREG), the real estate affiliate of Colorado investment firm The Broe Group, announced on October 22 that it had acquired the 20-story, 204-unit building in an all-cash transaction completed in about 60 days. The announcement did not disclose the purchase price. The deal marks the group's first entry into Southern California's multifamily market, as part of a billion-dollar multifamily initiative.
525 Olive opened in August 2022 on an elevated site next to the roughly 1,200-acre Balboa Park and earned CoStar's 2023 multifamily project of the year recognition. Its 20th floor holds a SkyClub rooftop retreat with a swimming pool, sun club and lounge, with views of the downtown San Diego skyline and sunsets over San Diego Bay. Hunter Combs of Walker & Dunlop advised on the transaction.

"This is a generational investment, and we are committed to building enduring relationships with the community and residents," he said.
Founded in 1972 by industrialist Pat Broe, The Broe Group manages a $7 billion portfolio of multifamily, commercial, industrial and rail assets across 37 North American states and provinces. The group already holds rail and real estate assets in California, but 525 Olive is its first multifamily investment in Southern California. The company said the property offers easy access to downtown San Diego and North County job centers, local universities and coastal recreation destinations.
