Prices Barely Moved but Payments Rose 6.7%: Zillow Unpacks September's Rate-Driven Squeeze
SEATTLE, Oct. 10 — Home values rose just 1% over the past year on the Zillow Home Value Index, yet the typical mortgage payment is 6.7% higher than a year ago, assuming 20% down and excluding taxes and insurance, according to the data breakdown in Zillow's September Market Report. Volume down (closings -2.5% year over year, newly pending sales -8.5%), prices flat, payments up: that was September in three phrases.
The arithmetic is straightforward. Payments are set by principal and rate together; with the 30-year average up from 6.30% a year ago to 7.28% at the end of September on Freddie Mac's measure, payments rise even if prices stand still — and they rise more for lower-down-payment first-time buyers. On the supply side, new listings were only 0.4% above last September and still 11.9% below the pre-pandemic baseline, as owners locked into low pandemic-era rates remain reluctant to move.
Total inventory, up 2.5% year over year for a 34th straight month of gains, is therefore accumulating mainly because sales are slow, not because new supply is flooding in. Zillow's framing suggests an autumn of price adjustments making deals, rather than asking prices marching higher, if rates stay above 7% through the fourth quarter.
In household terms: on a $400,000, 30-year loan, a rate move from 6.30% to 7.28% adds roughly $270 to the monthly principal-and-interest payment, or about $3,240 a year — matching the scale of Zillow's typical-payment increase. This is why price headlines can look calm while families feel housing getting dearer: what rose is not the price of the house, but the price of money.
