钻石岩3100万美元收购里霍博斯海滩贝尔摩尔酒店
据PR Newswire 10月8日消息，钻石岩酒店公司（DiamondRock Hospitality，纽交所代码DRH）宣布以3,100万美元现金收购特拉华州里霍博斯海滩的贝尔摩尔酒店及水疗中心（Bellmoor Inn & Spa）。
这家拥有79间客房的精品酒店位于基督教街6号，距海滩仅两个街区，处于里霍博斯海滩核心地带。3,100万美元的成交价折合约每间房39.2万美元。交易按过去十二个月EBITDA计算为10.4倍，按净营业收入计算的资本化率为8.6%，经计划改造后稳定净营业收入收益率约为9.5%。
首席执行官杰弗里·J·唐纳利表示，此次收购符合公司在自驾休闲市场收购高品质酒店的战略。钻石岩在全美拥有35家酒店、9,479间客房。
该公告由总部位于马里兰州贝塞斯达的这家房地产投资信托发布。公司表示，预计客房和水疗设施的升级改造将提升该物业的表现。
DiamondRock Buys Rehoboth Beach's Bellmoor Inn & Spa for $31 Million
DiamondRock Hospitality Company (NYSE: DRH) announced on October 8 that it has acquired the Bellmoor Inn & Spa in Rehoboth Beach, Delaware, for $31 million in cash, according to a PR Newswire release.
The 79-room boutique hotel at 6 Christian Street sits two blocks from the beach in the heart of Rehoboth Beach. The $31 million price works out to roughly $392,000 per key. The deal represents a 10.4x multiple of trailing-twelve-month EBITDA and an 8.6% capitalization rate on net operating income, with a stabilized NOI yield of about 9.5% after planned renovations.
CEO Jeffrey J. Donnelly said the acquisition fits the company's strategy of buying high-quality hotels in drive-to leisure markets. DiamondRock owns 35 hotels with 9,479 rooms across the United States.
The announcement was made from Bethesda, Maryland, where the real estate investment trust is headquartered. The company said it expects the property to benefit from planned upgrades to its rooms and spa facilities.
